Take Away the Headache of Getting Your House Market Ready

You've probably heard us reference our 'Hands Free Selling Program' before. It's a team policy we created of which states that we'll help our Seller clients with any and ALL of the work they'd like to do to get their house ready for market. This can truly mean, they hand us the keys and we'll manage every step to make sure they get the most money for the sale of their house possible.

We had a fun project where we got to do exactly that recently so we thought we'd outline how it worked for you:

This specific home had been a rental for years and we knew it needed quite a bit of work to get top dollar. We're talking; roof and gutter cleaning, full interior painting, hardwood floor refinishing, junk hauling, house cleaning, updating light fixtures, landscaping clean up, exterior pressure washing and staging. It would have taken our Seller (who didn't even live near the home) months to complete all this work. And honestly, who has time for that?

So, we did some research and proposed 3 pricing strategies:

1. A price that we thought we'd get if we listed the house tomorrow. ($600,000ish)

2. A price that we thought we'd get if we did a few minimal projects that would require about 1 week and about $5,000 upfront investment in those projects. ($650,000ish)

3. A price that we thought we could get if we did all of our recommended projects to maximize it's value that would take about 3 weeks and about $10,000 in upfront investment. ($700,000ish)

Our Seller believed in our professional advice and choose to go with option 3. Woo hoo!

That's when we got to work.  

We managed the entire process from making the calls to our trusted contractors, meeting them at the house, collecting the bids, and making the design choices.

The results.

Sure enough, we listed the house and in just a few days on the market got multiple offers and ended up accepting one that was $85,000 over asking price. A huge win for our client.
